Pattaya is unusual in combining mass tourism with direct access to the Eastern Economic Corridor's industrial base. That gives businesses two distinct customer pools: visitors, and the corporate and expatriate population serving factories in Chonburi and Rayong.

Tourism is high-volume, price-sensitive and year-round, with strong domestic weekend demand from Bangkok and growing family and MICE segments.

Property supply is large and competitive, with extensive condominium stock. Oversupply in some segments means rental yields must be underwritten conservatively.
