It has a supplier ecosystem built over decades of automotive, electronics and food processing investment. And it operates one of the world's most developed tourism economies, which supports a hospitality market accessible to small and mid-size investors, not only institutions.
The constraints are equally real: foreign ownership is restricted in many service and trading activities, land ownership by foreigners is restricted, and licensing in hospitality and food is being enforced more actively. None of these are dealbreakers, but they must be designed for at the start rather than discovered later.

Six ways investors enter
Structure follows objective. Decide whether you are an operator, an active investor or a passive one before choosing a vehicle.
New operating company
A Thai limited company, alone or with a Thai partner, is the standard vehicle for an operating business. Ownership limits depend on the activity.
Equity into an existing business
Buying into a company that already holds licences, staff and customers is often faster than building — provided diligence is real.
Joint venture
A genuine JV with a Thai partner who contributes capital and capability. Governance and exit terms matter more than the shareholding split.
BOI-promoted project
For promoted activities, promotion can allow foreign majority ownership, tax privileges and easier skilled-staff permissions.
Leasehold and property structures
Foreigners generally cannot own land. Registered long leases, condominium ownership and lawful corporate structures are the usual routes.
Capital-light routes
Distribution agreements, franchising, management contracts and contract manufacturing put you in market with limited capital at risk.

Thailand's most requested asset class
Hospitality is where most Indian enquiries begin — and where licensing and land structure decide viability.
Deals range from small island properties and hostels through to resort acquisitions, management mandates and ground-up development with landowning partners. Capital-light management or rebranding mandates are often the smartest first step for a new entrant.
Before price, check three things: the title and lease position, whether a hotel licence is realistically obtainable for the building as it stands, and whether the numbers work with no incentives and one weak quarter.
BOI overview
Where promotion fits
BOI promotion is a project-level decision that can unlock ownership, tax and staffing privileges.
Promotion is granted per project for activities on the promoted list. It is not a grant and not automatic. For foreign investors the ownership and skilled-staff privileges often matter more than the corporate income tax exemption.
Model your business without incentives and treat promotion as upside. If the project only works with a tax holiday, it is not yet viable.

Frequently asked questions
- Can foreigners own property in Thailand?
- Condominium units can be foreign-owned within building quotas. Land generally cannot be owned by foreigners, so land-based projects use registered long leases or a lawfully structured Thai company.
- Is BOI promotion needed to invest?
- No. Many investments proceed without promotion. BOI matters most when you need foreign majority ownership in a restricted activity or the project qualifies for meaningful incentives.
- What is the minimum investment?
- There is no single answer. Small island hospitality and F&B start far lower than Bangkok or Phuket assets, and management or distribution arrangements can require almost no capital.
- Do you provide investment advice?
- No. We are a business facilitation platform. We research, introduce and coordinate specialists; regulated legal, tax and investment advice comes from licensed Thai professionals.
- Can you guarantee returns or approvals?
