Why hospitality attracts Indian capital

Thailand has one of the world's most developed tourism economies, a large Indian source market and hospitality assets available at a wide range of tickets. Unlike many markets, an investor can enter with a small boutique property rather than needing institutional scale.

The deal types

Not every hospitality investment involves buying a building. Capital-light routes are often the better first step into an unfamiliar market.

  • Freehold or leasehold acquisition of an operating property
  • Equity partnership into an existing hotel or resort company
  • Management or franchise agreement with no capital at risk
  • Lease and reposition an underperforming asset
  • Ground-up development with a landowning partner
  • Rental management and villa portfolio operations

Licensing is where deals die

A property can be operating and still not be properly licensed. Thailand's Hotel Act sets requirements, and buildings that cannot meet them are trading on tolerance rather than compliance. Enforcement of unlicensed short-term rental has tightened.

  • Is a hotel licence held, and for how many rooms?
  • Do building permits match what is physically built?
  • Are access road, setback and environmental rules satisfied?
  • Is the alcohol, food and pool licensing in order?

Land and structure

Foreigners cannot generally own land, so hospitality deals typically use registered long leases or a lawfully constituted Thai company, and sometimes BOI promotion for the operating project. Verify the title type and any encumbrances yourself — never rely on the seller's summary.

Underwriting the numbers

Island assets carry seasonality, higher logistics costs and utility constraints. Underwrite on demonstrated occupancy and rate rather than projections, and stress-test a monsoon quarter. Ask for OTA and PMS data, not a spreadsheet.

Where the openings are

In our view the more accessible openings for Indian investors are: small design-led properties on emerging islands, management mandates where Indian distribution is the contribution, wedding and celebration-focused venues, and repositioning tired assets in established markets.

Can I get a return guarantee on a hotel unit?
Guaranteed-return schemes are marketed in Thailand, but a guarantee is only as good as the guarantor. Treat any promised yield as an unsecured promise and have it reviewed.
